SOCIMI Spain: What are they and how do they work?

SOCIMI Spain: What are they and how do they work? /></p> <p>SOCIMIs are commercial organizations with a clear mission. Their task was and remains an attempt to attract the widest possible category of people to invest in Spanish real estate, focusing on accessibility even for people with small capital.</p> <p>The first such organizations began to appear in the country 10 years ago. Buying, selling real estate, renting, renovating houses, commercial premises and offices. Through these organizations, money can be directed to a variety of needs, if they ultimately meet the requirements of real estate investment.</p> <p>SOCIMI is an acronym for “Sociedades Anónimas Cotizadas de Inversión en el Mercado Inmobiliario”, that is, “Company on investments in real estate listed on the stock exchange.” Currently, they have become one of the key investment tools in the Spanish real estate market.</p> <p>The minimum authorized capital for the creation of SOCIMI is at around 5 million euros. In addition, the company must be listed on the Spanish stock exchange almost immediately, without fail. Otherwise, it will not be an official, government-approved organization.</p> <p>SOCIMI acts as an asset management company, and the primary investment vehicle for individuals is the purchase of publicly traded SOCIMI shares. This type of company has several features that make them attractive to investors:</p> <ul> <li>There is a special tax regime for the company;</li> <li>A mandatory condition is listing on the European or Spanish market, that is, the company is traceable;</li> <li>The minimum number of investors must be 50 people;</li> <li >Renting out real estate must generate 80% of the company's income;</li> <li>Assets must include at least one piece of urban real estate;</li> <li>For some types of transactions, an income tax exemption is provided;< /li> <li>SOCIMI are exempt from capital gains tax and municipal tax;</li> <li>Offer excellent dividend yield and investment liquidity.</li> </ul> <p>In other words, such investment funds are attractive , as all SOCIMI are, lies in their openness, transparency, accessibility to a wide range of people and a predictable earnings model. Legally, all activities of SOCIMI are regulated by “Law 11/2009 of October 26th”, which was later amended by “Law 16/2012 of December 27th”.</p> </div> <div class=
